Moving in or out of The Aztec Condominium

  • Moving must Always be Scheduled in Advance: All new and existing residents must make an appointment to meet with the building manager during his normal hours, Monday-Friday 9:00-4:00 pm to coordinate moving in or out of the building. It is recommended residents contact the HOA building manager at least one week prior the move. At the meeting :

    • A date for the physical moving of belongings will be set, and moving rules reviewed.

    • Residents will pay transfer fees and complete paperwork to be granted access to the secured building. (Note: New owners will need to provide proof of ownership at this meeting.)

    • Security fobs will be issued

    • New residents will receive a brief building orientation.

    • Moving out of the Aztec requires the same coordination with the Building manager.

  • Hours for Physically Moving Belongings / Furniture: Monday - Saturday8:00 am - 6:00 pm.

  • Fees: There are fees to transfer in & out of the building (change ownership or residents). Fees will be itemized when you meet with the building manager.

  • New Resident's Welcome Meeting: All new residents are required to meet with the board of trustees after moving into the Aztec.

  • Front Lobby: All moving must be conducted through the B2 garage and elevator entrances. Nothing should be moved through the front lobby with the multiple sets of glass doors.

  • Loading / Unloading: Moving vans must park on the street in front of the building and all materials must enter the building via the B2 garage door and B2 elevator entrance. No parking is allowed on the garage levels or driveways for loading or unloading during moving, other than the resident's own parking stall.

  • Education of movers: The resident moving is responsible for conveying these rules to the workers performing the move.

  • B2 Garage Door: The garage door can be deactivated during the move by the building manager, but must reactivated at the end of the moving process.

  • Security Doors: The security door to the B2 elevator lobby must not be left open and unattended during the moving process. It is easy to be locked out of the building.

  • Elevators: Only the south elevator is to be used for moving. The elevator must be padded during the moving process. A key can be obtained from the building manager to control the elevator during the move.

  • Pets: Pets are not permitted in the building at any time.

  • Damage: The owner of the unit moving, is liable for any damage to the common areas caused by the moving process.

General Rules

  • Resident Registration: All residents of the building must be registered with the HOA.

  • Entrances / Security: All residents of the Aztec are responsible to maintain building security. Make certain security doors close behind you when entering or leaving, including garage doors. Do not let anyone you do not know into the building.

  • Noise: Noise can be transmitted through the structure of the building and impact other residents. Designated "quiet hours" are from 10 pm and 8 am. Keep noise to a minimum in the hallways. Balcony sliding doors should be operated gently to reduce the noise they create. Hard surface flooring can transmit noise to other units - please use area rugs, felt pads on furniture feet, and soft sole shoes on hard surface floors to lessen the impact on your neighbors. Pounding or hammering impacts the residents on many floors.

  • Owner Conduct: At all times on the Aztec Condominium property, Owners, Residents, and their guests are expected to conduct themselves civilly and in a respectful manner, refraining from vulgarity, shouting, demeaning language, or other threatening, harassing, or offensive language or behavior toward other Owners, Residents, guests, or the Association’s vendors, contractors, or property manager, so as not to disturb or disrupt any other person’s rights of quiet enjoyment at the property or to impede the Association’s ability to effectively maintain the Common Areas and property. This includes avoiding any actions or activities tending to cause embarrassment, discomfort, annoyance, distress or disturbance to any other Owners, Residents, guests, invitees, or the Association’s vendors, contractors, or property manager, particularly where law enforcement involvement is required to restore order. Failure to adhere to the conduct guidelines set forth above, will be deemed a violation of the Association’s governing documents and may result in fines levied by the Board of Trustees pursuant to the Association’s Schedule of Fines.

  • Construction & Remodeling: These activities impact other residents significantly. HOA pre-approval is required. Please see the separate tab, Construction.

  • Pets: Pets are not permitted in the building at any time.

  • No Smoking: The Aztec is a non-smoking property. Smoking is not permitted anywhere in the building or on the grounds of the building. This includes: individual apartments, balconies, hallways, stairways, elevators, parking levels, Aztec room, swimming pool, yard and grounds.

  • Litter: Help keep the building and grounds clean. If you drop or spill something, it is your responsibility to clean it immediately.

  • Front Lobby: Large delivered items (i.e. furniture,) shopping carts and construction materials may not be transported through the front lobby entrance. Use the B2 parking level entrances to move these items. B2 garage door access will be required.

  • Unattended Children are not permitted to play in the halls, elevators, stairwells, or common areas.

  • Leasing / Renting: Please see Leasing Tab for more information. Lessees must be meet with the board of trustees. Leasing is restricted by the Declaration governing the project.

  • Balcony Doors: The sliding glass doors should be opened and closed slowly to reduce noise transmission to other units.

  • Barbecues: Gas grilles are prohibited. Balcony cooking is restricted to electric barbecues only. Propane tanks and other highly flammable products are prohibited throughout the building / garage / balconies and storage units.

  • Trash Disposal: Trash and recycling dumpsters are located on the east side of B2 parking. Owners are responsible to arrange for their own disposal of oversized items. The dumpsters are not to be used for construction debris.

  • Swimming Pool: Residents and their guests must follow the rules posted in the pool area. A separate Pool Rulesis available.

  • The Aztec Room: The Aztec Room may be reserved for your use by noting on the Aztec Room Calendar in the mail room, emailing the HOA, or leaving a phone message on the HOA voice mail. There is no fee to use the room. However, if the room and associated areas are not left clean, the owner responsible for the use of the room will be fined. The building manager can provide outside door keys should you need these for your use of the room.

  • Commercial Unit: Any pedestrian traffic involving the commercial units, must be conducted through the dedicated commercial entrance located on the north side of the building. The commercial unit may not use the dedicated residential entrance on the west side of the building.

Administration Rules

  • HOA Monthly Fees: The HOA fee is due on the 1st of each month. Fees received after the 10th will be charged a $25.00 late fee.

  • Moving in / Out: See separate Moving section above.

  • New Residents: All new residents are required to meet with the board of trustees after moving into the Aztec.

  • Security Keys: Building security fobs are the property of the HOA and may not be duplicated. Security fobs are issued and returned to the HOA when the resident moves out of the building. Fees are required for these fobs. The feess will be returned when the resident moves out of the building and returns the fobs to the HOA. Do not give or lend your personal fobs to construction workers, realtors, new owners, etc.. Fobs for Construction workers, realtors, new owners, etc. must be obtained from management.

  • Unit Keys: The HOA must maintain working copies for all unit door and/or deadbolt keys for emergency purposes. This is especially important in water emergencies.

  • Resident Entry Phone: is for resident’s to allow guests access to the building. This feature is only available to residents of the building.

  • Fines: Violations of any of these rules may result in fines levied by the board of trustees as stated in the CC&R's.

  • Suggestions / Complaints: All suggestions or complaints should be in writing and addressed to: The Aztec Condominium Homeowners Association Board of Trustees.

Parking, Storage, Bikes, Tires

  • Parking: All parking spaces are assigned in the parking levels. Units on floors 1-9 have one space per unit. Units on floors 10 & 11 have 2 parking spaces per unit. Boats, trailers, and motor homes are not allowed in B1 or B2. Drive slowly and carefully in the parking levels, and avoid idling because of exhaust fumes. Unauthorized parked vehicles will be towed at the owner's expense.

  • Electric Vehicles: Residents with electric vehicles may use the 110 power outlets for recharging of vehicle batteries at the cost of $50 per month. Any resident who desires a 220 source for powering their own vehicle can pay for the installation of a separate meter for quicker recharging. The metered electrical service will be paid for by the owner of the electric car.

  • Oil Leaks: Owners are responsible for cleaning oil spills in their parking stalls immediately to prevent common area carpets from being stained. Oil should never be allowed to pool on the garage floor.

  • Automotive Repair Work: Is prohibited in the garages and surface parking areas of the Aztec.

  • North Parking Lot: This parking is for guests and resident vehicle parking. Large trucks, motorhomes, trailers, and boats are prohibited from parking in this lot. The north parking area is not meant for long term storage of vehicles.

  • Bikes: Bicycles may not be taken to the condo units. Bikes are prohibited on the stairs, elevators, and in the lobby. There is a bike storage rack on B1 in the south storage unit area. Bikes must be labeled for easy identification according to the guidelines posted in the bike storage area. You should ride your bike in and out of the B1 garage entrance. Guest bikes should be locked to the loading zone signs on the front parking strip, next to the street, directly in front of the main entrance.

  • Storage: Each unit has an assigned storage unit accessed from the parking level elevator lobbies. Some garage stalls also have a storage unit in the front of the stall. Construction of new garage stall storage units must be approved by the board of trustees, and the garage stall storage cabinets must be painted grey or white. Combustible materials are prohibited in all of these storage facilities.

  • Tires: There is a storage area for extra tires in the B1 south storage area next to the bicycle storage area

High Rise Issues

  • Propane tanks and other highly flammable products are not allowed in the units / storage areas/ balconies or garage parking areas

  • Exterior Appearance: The exterior of the building cannot be modified in any way without written approval from the board of trustees.

  • Water Shut Off Valves: Residents who occupy a north or south facing unit, must provide access to the water shut off valves inside their units which control water for adjacent units. The Board of Trustees or building manager may enter these units in times of emergency for water control.

  • Windows: Replacement windows need pre-approval from the board of trustees, and they must be purchased through the specified vendor to maintain uniformity on the exterior of the building.

  • Window Coverings / Exterior Shades: Aluminum foil, newspapers, reflective film coatings, sheets, bedspreads may not be used to cover windows from inside of the building. Exterior sun shades must be approved by the board of trustees for continuity on the exterior of the building.

  • Emotional Support animals are limited to a size no greater than 20 pounds

  • Satellite Dishes: Satellite dishes are only allowed "inside" of your own balcony, installed so they are not visible from the street, and do not protrude beyond the railing.

Swimming Pool Rules:

  • The Aztec swimming pool is open 7 days a week from 6:30 am to 10:30 pm.

  • The pool is for the exclusive use owners, residents, and their invited guests.

  • The maximum occupancy limit of the pool is 10 people.

  • An owner or resident must accompany guests at all times. Owners/residents are responsible for the conduct of their guests and compliance with the pool rules.

  • NO children under the age of 16 are allowed at the pool without adult supervision.

  • There is NO lifeguard on duty. Pool users swim at their own risk.

  • Regulation swimwear must be worn at all times while using the pool. Young children are only allowed in the pool if wearing a swim diaper.

  • Everyone must shower before entering the pool.

  • Please help maintain the sanitary specifications of the pool. DO NOT use the pool as a restroom – no urinating or defecating in the pool is allowed. Spitting, spouting water, or nose blowing in the pool is prohibited.

  • Any person having any apparent skin disease; open wound; sore or inflamed eye; cough, cold, nasal or ear discharge; or any communicable disease will not be allowed in the pool.

  • Remove bobby pins, hair clips, hair elastics, and band-aids before entering the pool since these items can cause damage to the pool filter system.

  • NO boisterous or rough play or running is permitted in the pool area.

  • No diving or jumping from the sides of the pool is allowed. In addition to being unsafe, it can lead to water loss that could damage the pool pump.

  • Alcohol, food, and glass are not permitted in the pool area. However, non-breakable plastic or metal containers can be taken inside the pool area.

  • No smoking is allowed anywhere in the Aztec Building, including the pool, back (east) hallway, stair wells, lobby-level bathrooms, patio areas, lobby, and garages. No smoking is allowed within 25 feet of the buildings exterior.

  • Remember that there are residents living directly above the pool; please keep noise to a minimum.

  • Residents are asked to report to any problems at the pool that need to be corrected to the building manager or a member of the HOA Board of Trustees.

Use of the pool is a privilege extended to all owners and residents of the Aztec. Please keep the community in mind while using the Aztec pool and help maintain the space for all to enjoy. At no time should the conduct of a resident or resident’s guests using the pool infringe on the peace and quiet or rights of residents in the building. If you have questions or concerns, please contact the building manager or a member of the HOA Board of Trustees.

Aztec Room Rules:

  • The hours for the Aztec Room are:

  • 9:00 am to 10:00 pm Sunday through Thursday

  • 9:00 am to 11:00 pm Friday and Saturday.

  • Use of the Aztec Room is on a first-come, first served basis via a sign-up sheet in the building mailroom.

  • Only owners and residents of the Aztec community may use the Aztec Room.

  • Use of the room includes tables, chairs, sofa, and piano in the Aztec Room; the common kitchen adjacent to the Aztec Room; and the lobby-level bathrooms.

  • The maximum occupancy limit of the Aztec Room is 50 people.

  • Non-resident guests may enter and leave the Aztec Room via the south sliding glass door and west side security gate, which is opened with the building security key. The lobby security door must never be propped open.

  • All guests to the Aztec property are the responsibility of the resident using the room. Children must be supervised by an adult at all times.

  • To prevent water damage to the property, residents using the Aztec Room may not allow their guests to use the Aztec swimming pool or the swimming pool room.

  • No animals, other than service animals, are allowed in the Aztec.

  • The temperature settings for the Aztec Room must not be changed.

  • Decorations are allowed in the Aztec Room, but they must be free-standing (floor or table). Decorations cannot in any way be affixed to any surface, by any means.

  • Candles and other open flames are prohibited.

  • The resident using the room is responsible for the install and teardown of all decorations. The Aztec Room must be completely cleaned and vacated no more than two (2) hours following the end of the use period.

  • Commercial events with invitations to the open public are not allowed in the Aztec room. Only gatherings with guests personally invited by Aztec residents are allowed.

  • There is no fee to use the Aztec Room. However, in the event of damages to Aztec property by a resident or resident’s guests, the owner of the residential unit reserving the room will be liable for any and all costs associated with returning the damaged property to its pre-event condition. Fines or assessments will be levied by the HOA Board of Trustees.

  • Use of the Aztec Room is a privilege extended to all owners and residents of the Aztec. Please keep the community in mind while using the Aztec Room and help maintain the space for all to enjoy. At no time should the conduct of the resident or the resident’s guests infringe on the peace and quiet or rights of residents in the building. If you have questions or concerns, please contact the building manager or member of the HOA Board of Trustees.

CLEANING CHECKLIST FOR AZTEC ROOM:

  • At the end of the rental period, it is the renter’s responsibility to return the Aztec Room to its pre-event condition.

  • Remove all decorations installed for event.

  • Wipe and stack chairs against the north wall.

  • Clean, fold, and stack tables against the west wall.

  • Vacuum carpet, if necessary.

  • Clean sliding glass door and pool windows so that they are free of fingerprints.

  • Wash, dry, and put away any dishes used from kitchen.

  • Sweep kitchen floor and wipe up any spills.

  • Clean kitchen counters and sink.

  • Leave refrigerator empty and clean.

  • Check restrooms and clean as needed.

  • Clear patio of any litter.

  • Empty all garbage containers & dispose of trash in dumpster located on parking level B-2.

  • Turn off all lights.

  • Lock south sliding glass door and patio gate.
